Electric (Sears) water heater drama..

It seems my water heater thinks it's a cappuchino machine these last few days.
Started last Saturday when I realized there wasn't any hot water coming out. Bummer, went to Casa Depot & bought new elements only to discover that Sears Kenmore water heaters use a bigger bunged (size matters?) element than what's on the shelf at all the hardware stores locally, Lowes, Ace and a couple of small local chains. Double bummer. Also found out that Sears doesn't sell parts in it's stores anymore...($%#&@#*&) Went to the 'parts direct service center' for the elements needed going by my manual & model#. Oh, one more thing, they aren't open on Sundays, ask me how I know this.. Quintuple bummer.

So anyways, got the elements installed cranked them down to the lowest setting on the little terminal block thing and wallah we have hot water.

But now it's coming out too hot. Turn a spigot on and it spits air/steam for a second or two & it's like lava, hotter than hades water. It's tripped the high pressure relief valve twice, flooding the basement (not that big a whoop, it's dirt floored unfinished hillside). Thought it was the valve itself so I replaced that and the new one did it again this am.

Is my little reset terminal block thing shot? I think it's supposed to cycle the lower element on when it senses a big demand or temp' drop? Is mine stuck on high demand and keeping both elements firing 24-7 ?

I made sure the wattage was right on the elements when I replaced them.

I'm swapping out this unit in a month or two for a tanklless as part of our ongoing remodel but I'm not ready yet. This thing could be forcing my hand to upgrade sooner than later.

Any help & sorry for the ramblin'.

Cris

Sounds like a bad thermostat, the reset block thingy. There should be one for each element. I believe that, ideally the top element is set a tad lower than the bottom element so that the bottom element heats the whole tank to the desired temperature and the upper element only kicks in when the water temp in the top of the tank drops down due to demand. When it goes to the top element it is trying to heat just what you are using. At least this is the way I understand the theory. I used to think they should both come on at the same time, but was wrong. What kind of tankless system are you going to. Am in the market myself for an external LP fired unit.

Thanks for the reply. Thermostat name sounds better than the block thingey.
We bought the tankless unit from casa depot. it's only two of us in the house not counting critters. I don't remember the brand off of the top of my head, but it's electric as we don't have gas/propane where we are. Spoke with a plumber pal who gave us ballparks as to what our useage requirements would be.

Thanks for the help. Now my question is does h.d. sell the one I need for my sears unit. It's a 50 mile schlepp to get to the sears dist. center.

Got a photo we can look at? Should be able to tell pretty easy by seeing it.

I would imagine the thermostat is probably some kind of standard part, but then it was surprising to me that the elements were an off size. Go figure Sears.

Rick M, JustCris,
You'll like the tankless water heater. Hoever, it does take a little getting used to. I installed a whole-house lp inside system (kind of wish I'd gone with the outside unit), along with a whole house water filter/softener system. Did it all in a 2 1/2 day weekend, by myself. What I've noticed is that at the furthest faucet (the upstairs bathtub), it takes about 3 or 4 gallons of running water to get the water HOT. The brand I installed was a Noritz whole house LP model. I think I paid around $900 for it (two years ago). Then I paid another $400 + for the stainless steel chimney and vent to properly vent it to the outside (and that puppy can put out a lot of heat). I would highly recommend installing a cartridge filter inline after the water heater to trap calcium particulates that are created when the water heats up in such a short amount of space (ask me how I learned about that). Otherwise, you end up with half flow at the faucets that have screen aerators. I did all of this at my lake house, and I would do it all over again in a heartbeat (other than maybe installing an outside unit to save a few $$$). As a weekend place, I would turn down the thermostat on my gas tank water heater to the lowest setting, and turn it up when I got to the lake house. This allowed some pretty nasty stuff to grow inside the tank when I wasn't using the hot water, so, the hot water would smell like sulfur until the tank was emptied out. Anyway, now, we have 'almost instant' endless hot water. The added plus is that the unit came with a remote control, so you can keep the water heater in a closet (or outside), and control the temperature setting from inside (although, I think I have ours set at around 125 degrees because I like hot showers).
If you do this, make sure you buy 2 or three times the number of fittings that you think you'll need to use. My lake house is about 10 to 12 miles outside of town, and if I needed anything plumbing-related, it was an easy 1 to 1 1/2 hours killed. Much easier to over buy and take all of the unused (and unmolested) stuff back for a refund. The reason I went with an inside instead of outside unit was because:
1. I was worried about the unit rusting before it's time.
2. I was worried about someone fiddling with it when I wasn't there.

just my .02 cents worth
