Sellers Insurance

How do I find out if the seller of my property had sellers insurance?

I got the foundation done. Tried to move it and found lots of rot. NH has this law that says any major defect in the home is the responsibility of the old owner for a year.

UPDATED 1/1/09 Replace so far. 1 LUK flywheel+clutch, 2 thermostats, 2 set of brakes, 1 set of calipers, 5 CPS, 3 sets of tires, 2 Transfer pumps, 1 Injector modual, 1 Computer, 2 Alt, 2 sets of batteries, 1 Water pump, 6 Belts, 1 PS hose, 2 Sets ball joints, 2 set u-joints, 2 carrier bearing, 2 Speed sensors, 1 oil pres sender, 1 temp sender, 4 sets of e-break cables, 1 front fuel tank, 2 rear fuel tanks, 2 set of glow plugs, 7 Glow plug relays, Oil galley o-rings, Turbo pedistal o-rings, EBPV o-rings, 3 sets of Injector O-rings, 1 Vac-pump, 1 new carpet, 1 total paint job.Total $$$ in repairs v/s miles driven = 4.6 cents per mile. Add fuel to that it jumps to 16.5 cents per mile over the life of the truck.

Did you have a building inspection, is this hidden (not visable), can you prove the seller knew it was there (an attempt to cover it up), do you have a good lawyer, have you gotten a bid to repair?,?,? Lots of questions here... What do you want/expect to happen? Did you receive an insurance policy (home protection plan) at closing?

Fill us in again. How old is this house? Why did it not have a basement? Was it originally a 4 season house? What was supporting it? Was there space to slither, crawl, or otherwise move under some/all it as it stood? Did you crawl? Did you have a home inspector as well as a pest inspector? Did they crawl? Somebody should have looked at things much closer and poked those things long before the day that the house is ready to be moved.

There was no way for it to be seen with a inspection. The seller had a inspection done.

It is about 50 years old.

It was origionally a dry camp

It was updated with plumming and electric some time ago.

It was sitting on cinder blocks.

It has cost me an additional 4K so far. I have a contractor friend that can give me a estimate for as much as I like.

I am not really sure what I want to have happen. I just know I am into this for much more than I thought I was going to be.

Have a little more time now.

There was no way to see any of the rot. The inspection happened in the winter, there is no access to the underside. You can't even get more than your head in there. Cinder blocks are only 8" high I think.

The day it was supposed to move is when they found all the rot.

The moving co put cables through parralell (sp) with the floor joists. I would have thought they would have went perpindicular (sp). This put all the weight on the boxed ends which were rotten and they blew apart.

The next day the contractor I worked for as a kid came up and we cut all the sills out, put new ones in, cut the floor out, gutted the house, cut the additions off of the A frame, put cross bracing in because there was not going to be any floor to keep the A frame spread apart, and put plywood down on my waiting deck.

Can you say two of us were busy that day?????

The moving co came back and moved it the next day.

I was planning on expanding the addition they needed to take off, but I was going to do that a year or two down the road. Not now.

I was told about the seller being responsible for something like this, but the house was sold due to medicare saying so. So I am not sure if I will have to go get money back from medicare. I am hoping there was sellers insurance. That way no one gets shafted here.
